RENTAL AGREEMENT

** As we are giving you the keys to our home, please understand that we need to know who you are. The day before your arrival date, you will receive a link to our "check-in" guide. The guide will instruct you on how to upload a copy of your ID and how to enter your credit card information for the refundable security deposit. Entry to the home will not be granted until these two things have been completed. Once completed, your personalized entry code and entry instructions will be available.


When you stay at The Overlook Nook, herein referred to "The Property", you agree to the following provisions. "Homeowner" refers to the Host/Hostess. "Guest" refers to the individual who made the reservation. By electing to stay at one of our homes, the Guest agrees to all terms listed below.


ADDENDA: Other terms contained in emails or other writings between Homeowner and Guest prior to the execution of this agreement, including terms regarding fees, , identities of persons occupying "the property", and the dates the rental timeline begins and ends, are incorporated into this agreement. For information regarding security deposit and/or the cancellation policy, please refer to the platform where your reservation was made (i.e. VRBO or Airbnb). If you are making a direct-booking, please see TERMS & CONDITIONS at the bottom of this webpage.


MAXIMUM OCCUPANCY:

  • The Overlook Nook Four (4) persons


Guest is limited to the number of occupants paid for. A fine of $100 per person per night for undisclosed guests in excess thereof will be assessed.


Registered guests only are allowed at the property unless other arrangements have been made in advance with the Host. Guest agrees to abide by this Rental Agreement while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times. Persons in excess of the number of registered guests are not allowed after 11pm or before 6am. Parties and events are NOT allowed.


RENTAL TIMELINES: The Rental Timelines begin at 4pm on the “Arrival Date” and ends at 11am on the “Departure Date”.  All times Pacific time zone (PST).


LATE DEPARTURE: A late departure interrupts the schedule of the cleaners and potentially the arrival time for the next guest so any late departure shall be subject to a $50 fee per every 15-minute segment the home is occupied after the check out time. Please depart on time.


QUIET HOURS: Guest shall not create excessive noise at a level that disturbs neighbors and will observe the quiet hours of 9:00p.m. – 8:00a.m.


CAMERAS: Exterior cameras are present & monitored for security and compliance. Do not interfere with cameras or internet service - doing so will result in immediate expulsion with no refund. Cameras record video and audio.


ACCESS: It is the goal of the Homeowner to schedule all repairs/inspections before or after the Guest’s visit. However, Guest shall allow Homeowner access to the property for purposes of repair, inspection, or compliance, if requested.  Guest access to the attic, crawlspace and/or owner's closet is prohibited.


NON-SMOKING: This is a nonsmoking home. Smoking is NOT allowed. No marijuana, paraphernalia or illegal drug use allowed on the property. Guest will be fined a $500 cleaning fee and will be required to vacate The Property immediately with no refunds.


INSURANCE: It is encouraged that Guest purchase traveler insurance to protect their investment.


ACCIDENTS: The Homeowner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that Guest is assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.


FURNISHINGS: Guest to keep the property and all furnishings in good order while occupying the Property. Guest to only use appliances for their intended use. Burning of candles or anything else with an open flame, with the exception of the exterior BBQ, is prohibited.  All supplies are limited to supplies on hand.


PETS: Pets are permitted only with prior approval and paid pet fee and are subject to the below Pet Addendum. Undisclosed pet(s) are subject to $125 fine per violation per night.  Only dogs are allowed, sorry no cats due to allergies.


PARKING: Parking is allowed behind the home in the carport or in front of the garage. Additional vehicles may be parked on the side of the street in front of the home. All street parking is subject to City of Spokane laws.  For security, always lock your doors and do not leave valuables in the vehicle.  


LAWN CARE: During the Spring to Fall seasons the grass will typically be mowed every Wednesday or Thursday morning. If you are traveling with a pet, it is recommended to bring him/her into the home while maintenance is occurring.  Automatic sprinklers are set to go off daily at 12:15am. It is the goal of management to minimize any disruption to your stay with maintenance related issues, but please be aware that this schedule is subject to change at any time (i.e. weather delays).  


GARBAGE: Any garbage must be stowed in the proper garbage or recycling receptacle. Please see the top of the receptacle for acceptable items.

  

SEWER SYSTEM: The Property is on City water and sewer. DO NOT FLUSH anything other than toilet paper. If it is found that product(s) other than toilet paper has been flushed and clog the sewer line, you will be charged for repair/damages.


HOUSEKEEPING:  There is no daily housekeeping service. While linens and bath towels are included with your rental, daily maid service is not included in the rental rate.  We suggest you bring beach towels. We do not permit towels or linens to be taken from the home. 


SPECIAL CONDITIONS:

  • The Overlook Nook **Caution areas** 
  • Guest acknowledges that the home was built in 1954 and the stairwell to the upstairs bonus room is reflective of that era. Caution is to be used when going up or down the stairs.  The bonus room level has limited ceiling height, 6’ in some areas. Caution is to be used so you don’t hit your head. This room does *not* have air conditioning. It does have radiant heat for guest use during the cooler months.


REMEDIES: Each provision contained in this Agreement will be treated as a separate and independent provision. The un-enforceability of any one provision will in no way impair the enforceability of any other provision. This Agreement will be governed by and construed in accordance with the laws of the State of Washington, and venue for any action concerning the Agreement will lie in Spokane County, Washington. If litigation or arbitration is instituted to enforce or determine the parties rights or duties arising out of the terms of this Agreement, the prevailing party will recover from the losing party reasonable attorney fees incurred in such proceedings to the extent permitted by the judge or arbitrator. If there is more than one Guest, each Guest will be jointly and severally liable for the performance of each and every guest obligation arising out of or under this Agreement. The termination of this Agreement, regardless of how it occurs, will not relieve a party of any obligations that have accrued before termination.

TERMS & CONDITIONS

For reservations made prior to 12/25/25:

  • Two (2) days before check-in the guest authorizes us to place a "hold" on your credit card for the $500 damage deposit. This hold will be released within 3 days after checkout (or sooner) if no damage.


For reservations made after 12/25/25:

  • Guest will receive an email with a hyperlink to a "check-in guide". This guide will provide instructions on how to upload a copy of your ID and to submit credit card information for "hold" for the $500 security deposit. This hold will be released within 24 hours after checkout if no damage.


We reserve the right to keep part of or the full security deposit if damage has occurred. Guest will be notified of the damage and the related cost to remediate it. If the deposit is not enough to cover damage costs, Guest will be immediately responsible for the overage.


PET ADDENDUM

1. Guest to pay pet fee in the amount of $52 + tax per stay prior to arrival. Only dogs are allowed. No cats or other animals are allowed.

2. All pet(s) must comply with the following specifications

  • May not exceed 50 lbs unless pre-approved by host
  • Must be at least 1 year(s) of age or older and housetrained
  • Must be well behaved

3. Guest and their pet(s) must follow the local leash laws. 

4.Guest is responsible for cleaning up and disposing of any/all pet refuse.  

5.It is preferred that pet(s) stay off the furniture. Any evidence of pet(s) on furniture (i.e. stains) may incur extra cleaning fees which will be charged to the Guest.

6. Pet(s) must not cause damage to premises or furnishings. If damages are caused, the cost of the damage will be deducted from security deposit and any expense overage will be required immediately from the Guest. Guest should prevent pet(s) from producing excessive noise at a level that disturbs neighbors.

7. Pet(s) will not be left unattended for an undue length of time, either indoors or out. 

8. Homeowner assumes no responsibility for illness or injury that may incur to pet(s), other pet(s) or human(s) while on the premises. The Guest shall be solely responsible for the pet(s) and its actions while on the property.


MINI SPLIT SYSTEM - FYI

HEATING/COOLING:


Our home uses a mini-split system for both heating and cooling.I set the fan to Auto, which allows the fan to stop automatically once the desired temperature is reached. I don’t recommend changing the fan speed, but if you do, please keep it low (around 20–30%), as the fan will run continuously when manually set.

Important: All three control units must be set to the same mode — Heat, Cool, or Auto. If one unit is set to “Cool” while another is set to “Heat,” the system may shut down or possibly, become damaged, since all units share a single compressor.


I can adjust the system remotely, so if you’d like help with temperature settings, just let me know. If you hear an occasional beep from a unit, that’s likely me making an adjustment on your behalf. There are also instructions on the wall by the mini split remote.


If you’d like to turn off the display panel on a unit (for example, to keep the room darker at night), simply point the remote at the unit and press the LED button.


SPRING/SUMMER/FALL

I recommend setting all three units to AUTO at the same temperature (or within a degree or two of each other). The system will automatically switch between heat and AC to maintained your desired temperature.


WINTER

I recommend keeping all units set to “Heat” and adjusting the temperature a couple of degrees below your ideal comfort level. For added comfort during colder weather, we’ve installed wall-mounted ceramic heaters in both the kitchen and the bathroom. These heaters provide a slow, steady warmth to supplement the mini-split system. The thermostat is preset to approximately 70°F before your arrival, and you can adjust the temperature using the small wall-mounted thermostat located just above each heater.


If the display on the mini split shows ‘dF’, don’t worry, it stands for ‘defrost’ and is normal in the winter. It’ll go back to normal in just a moment.
