House Rules

- Full house rules will be emailed to guest with confirmed reservation
- Up to two dogs, housebroken, older than 12 months and under 50 lbs, may join you during your stay. If your doggy doesn't meet these qualifications please send a note to the host with some info about your pet and an exception may be approved. $48+tax pet fee. All pets must remain "invisible" meaning after check out we should not see any visible signs pet was in the home or yard. Must clean up after pet(s) accordingly. Sorry, cats are not allowed due to allergies
- Nonsmoking home: Smoking is NOT allowed. No marijuana, paraphernalia or illegal drug use allowed on the property. If violated, Guest will be charged an additional $500 cleaning fee & will be required to vacate the Property immediately with no refunds.
- Minimum age for reservation: 25 yrs old. ID may be requested.
- Non-disclosed pet(s) or guest(s), $125 fine per pet/guest per night. Registered guests only allowed unless prior arrangements have been made.
- Exterior cameras for security and compliance. Do not interfere with cameras or internet, doing so will result in immediate expulsion with no refund.
- Use caution when using stairs to go to bonus room, steep stairs and limited ceiling height. There is no AC unit in the bonus room. Room has heat.
- Home has exterior cameras for security & compliance. Any tampering with the security system, or wifi/internet system, will be grounds for immediate expulsion with no refund.
- LOCAL GUESTS or guests with less than a 4.75 host review: A copy of ID and $300 refundable security deposit will be required.

The space
This single story home features a spacious family room with a stunning view of downtown. Enjoy your favorite show or watch a movie on the 55" Smart TV. Amazon Prime is included with your reservation.

Both bedrooms feature comfy hybrid mattresses with cotton bedding. King bed in one bedroom, Queen bed in the other. Each bedroom has their own mini-split unit so guests can set their preferred temperature. The dining room comfortably seats four and overlooks the kitchen in addition to its view of the city. The cozy reading nook overlooks the back yard and enjoys its own TV. Hidden behind a door is a set of stairs leading to a secret upstairs bonus room with space to relax, perhaps read a book or watch a show!

The home features a well stocked kitchen, coffee & tea bar, full sized washer and dryer, and full bathroom (shower/tub combo). Parking is either in front of the home or behind the home in the carport.

The fully fenced, landscaped back yard offers an outdoor dining experience - featuring a propane grill and dining space for four.

The home is a short stroll to downtown Garland district - which features many charming shops and restaurants reminiscent of their early years. The Garland district Farmer's market is hosted every Tuesday (3pm to 7pm) during the summertime. The walking path overlooking the bluff is a favorite of many to walk their dogs, jog, or to just stroll and enjoy with their families.

The home is centrally located, a short 3 mile drive to downtown Spokane, 1.7 miles to Gonzaga University, 4.3 miles to Whitworth University, and 3.2 miles to Sacred Heart Hospital.

The home is dog-friendly and has a fenced back yard. Up to two well behaved and potty trained dogs, at least one year old and under 50 lbs, are allowed. If your doggy doesn't meet these requirements, please send the hostess a note with a little bit of info and a special exception may be granted. If the doggies are not included at the reservation at the time it is made, they may be added later with additional pet fee of $48 plus tax. Guests are responsible for picking up after their pet(s).

Traveling with an infant? We offer a pak-n-play and high chair for your convenience. These items are kept off site so please just notify the hostess. Be aware that the home is *NOT* baby-proofed.

This is a non smoking home. Violators will be fined a $500 cleaning fee. No marijuana, paraphernalia or illegal drug use allowed on the property. Violators must leave property immediately with no refunds. Undisclosed guests or pets will be fined $100 per extra guest/pet

Exterior cameras are on site for security and compliance. Interfering/tampering with the cameras or internet will result in immediate expulsion.

LOCAL RESIDENTS or guests with less than a 4.75 overall rating from other hosts must inquire with hostess about purpose for renting home and IDs for all guests are required. Instant Booking is not permitted without prior host approval. A prepaid security deposit of $1200 may be required prior to arrival.

2025 FYIs: Springtime, I will be freshening up/repainting the exterior of the home. I plan to work between guest stays, weather permitting. As a result you may notice one section of the exterior is prepped or completed, while another area is waiting to be done. We appreciate your understanding. Additionally, my next door neighbor has 2 dogs that will sometimes bark when they hear someone in my yard. The neighbor has been good about bringing them in when it happens, but FYI just in case. We do have a 6' wood fence and a 4' chain link fence between the properties.

Possible 2025 FYI: The Church on the next block over (at bottom of the bluff) has been approved for a permit for some construction on their property. They haven't begun any construction just yet, so possibly in 2025. If they do, the outside of the home may be subject to some construction noise during the daytime. I don't expect you'll be able to hear it inside the home but we do have fans in the bedrooms to provide white noise if desired.
Guest access
The entire home, yard, and carport, are yours to enjoy. The garage and owner's closet (garage) are not guest accessible.
Additional notes
Upstairs bonus space: Use caution on the stairs and watch your head with the sloped ceiling. This particular are does not have air conditioning. A fan is provided during the warmer months and keeping the door open to the lower level helps. Room does have heat.

Neighborhood overview
The Garland District is a veritable smorgasbord of gastronomy! Start with Ferguson’s Cafe for an old-fashioned dining experience. You’ll be seated in the same space actor Matthew Modine sat in VisionQuest. Both the cafe and the movie are classics. Right next door is Mary Lou’s Milk Bottle, true to form and aptly named. Go there for a patty melt and huckleberry milkshake, and you’ll be seated in the same space Johnny Depp sat in a scene from Benny & Joon.

You haven’t lived until you’ve had The Big Dill at the Garland Sandwich Shoppe. Who needs bread when you can slap sandwich innards between two giant pickle slices? North Hill on Garland feeds the conspiracy theorist. Located inside the old Masonic Lodge, the menu offers comfort food and craft cocktails. History lovers will enjoy taking a seat at The Brown Derby. It’s one of the oldest bars in the state of Washington and an incredible tavern. For the patio lovers, Drinkery has liquor, beer, and wine along with skee ball, darts, and pinball.
Getting around
A car is highly recommended. The home is about three blocks away from public transportation and Uber service is available.
